Who this training is for
Who it’s for
Real estate agencies, brokers of record, compliance officers.
Requirements
Participants should have a basic understanding of Canadian real estate transactions and agency workflows. Prior awareness of AML/ATF concepts is recommended, as this is an advanced training focused on applying PCMLTFA and FINTRAC obligations to complex real estate files.
What you’ll learn
Distinguish agency-level responsibilities from individual agent duties, including the personal suspicious transaction reporting obligation.
Apply a risk-based approach to real estate files, including complex ownership, third parties, private lending, non-resident clients, virtual currency, cash, money laundering, terrorist financing, and sanctions-evasion risk.
Collect and assess evidence for identity verification, source of funds, source of wealth, beneficial ownership, PEP/HIO determinations, third-party determinations, and transaction purpose.
Escalate and document suspicious activity without tipping off clients or undermining a potential investigation.
Prepare files for internal/external examiners, and be ready for FINTRAC examination by maintaining auditable records and quality assurance controls.
Syllabus
This version is designed for real estate agencies, brokers of record, compliance officers, branch managers, agents, sales representatives, and administrative staff who support purchase and sale transactions. If you are a real estate sales representative acting on behalf of a real estate broker, the requirements explained further below are the responsibility of the broker, except with respect to reporting suspicious transactions, which is applicable to both you and the broker. This training assumes that the audience already understands basic real estate practice and focuses on applying PCMLTFA requirements, associated regulations, FINTRAC guidance, agency governance, escalation, documentation, and examination readiness.
Important Note:
This training is a compliance education tool, not legal advice. Agencies should consider applicable provincial real estate rules, internal policies, insurer requirements, brokerage risk appetite, and external legal advice where needed. These additional considerations do not replace or reduce requirements under the PCMLTFA and associated Regulations.
